Who is SCI LA Tourealestate?

SCI LA Tourealestate is a private French real estate investment company acquiring, renovating, managing and selling premium residential and commercial properties across France.

What services do you offer?

Property acquisition, investment structuring, renovation, asset management, portfolio optimization, investment consulting, valuation and market research.

Do you work with non-resident investors?

Yes. A significant share of our client base is international. We handle the specific structuring and reporting needs of non-resident investors.

What is the minimum investment size?

Individual co-investments typically start at €250,000. Dedicated mandates and structured programmes start at €2,000,000.

What returns should I expect?

Yield strategies target 5 to 7 percent net cash-on-cash. Value-add strategies target 12 to 18 percent IRR over the hold. Every memo states base, upside and downside cases.

What is your typical hold period?

Five to ten years for value-add and core investments. Development programmes run 24 to 36 months.

Where do you invest?

Primarily Paris, Lyon, Bordeaux, the French Riviera and Provence, with selective exposure to other regional capitals.

Which asset classes do you cover?

Residential, commercial (office and retail), and mixed-use assets. We also handle selective hospitality and vineyard-estate opportunities.

How is capital called?

In defined tranches against notarial and construction milestones, as documented in the term sheet.

How are returns distributed?

Income distributions are typically annual. Capital gains are distributed at refinancing or disposition, according to the agreed waterfall.

How do you charge?

A combination of management fees on invested capital and performance-linked fees above defined hurdles. All fees are fully disclosed before any commitment.

How is risk managed?

Through conservative underwriting, disciplined leverage, structured escrow, insured contracts, independent valuations and quarterly reporting.

Do you co-invest?

Yes. We co-invest on every transaction to align our incentives with our partners.

How is reporting delivered?

Quarterly investor reports covering financials, operations, business plan progress and forward-looking sensitivities. Annual audited accounts where required.

What fiscal structures do you use?

SCI, SARL de famille, SAS and, for eligible investors, dedicated holding structures. Structuring is settled before any commitment is signed.

Do you help with financing?

Yes. We arrange senior debt with our banking partners at competitive terms for qualified transactions.

What renovations do you handle?

Full renovation programmes, from single lots to entire buildings. Our in-house project team manages design, permitting, execution and delivery.

Do you offer property management?

Yes. Active management of leasing, income, capital expenditure and tenant relationships is included in most mandates.

How do I get started?

The starting point is a confidential conversation. We share an investment memo only when there is a clear fit between your objectives and our current pipeline.

How long does the process take?

From first conversation to signed subscription documentation, typically 4 to 8 weeks for co-investments, longer for dedicated mandates.

Do you sign non-disclosure agreements?

Yes. Mutual non-disclosure is signed before any confidential financial or transactional information is shared.
